As they look to help more individuals across the UK, they are looking for a Lead Development Manager to join their team and ensure effective delivery of new build Care homes to agreed standards, specifications, timescales, and budget on a national basis.

 

KEY RESPONSIBILITIES OF THE LEAD DEVELOPMENT MANAGER

  • You will lead and oversee the end-to-end development process for care home projects, including new builds and extensions.
  • You will manage external support resources and consultants for successful project delivery.
  • You will collaborate with architects, engineers, and developers to ensure design and operational requirements are met.
  • You will propose and implement construction methods for efficiency and cost reduction.
  • You will monitor industry benchmarks and identify opportunities for increased efficiency and value.
  • You will establish and review design criteria, introducing quality standards for all builds.
  • You will produce detailed build programs for contract bids and business development.
  • You will control build cost estimates, negotiate contracts, and manage payment processes.
  • You will develop and review build specifications, ensuring consistency and long-term maintenance considerations.
  • You will deliver projects meeting performance objectives in accommodation, specification, quality, cost, and timescale.
  • You will manage multiple projects concurrently, ensuring successful outcomes.
  • You will oversee all development issues from land purchase to handover and defect liability period completion.
  • You will enforce building regulations, standards, and safety measures in all developments.
  • You will maximize building efficiency with consideration for sustainability and corporate responsibility.
  • You will provide technical advice and support to the facilities management team.
  • You will review previous projects for continuous improvement opportunities and incorporate them into new schemes.
  • You will offer professional guidance to internal colleagues and manage relationships with contractors, consultants, and suppliers.
  • You will attend progress and design meetings as the Client Representative.
  • You will liaise with internal colleagues to achieve design freeze timescales and relay information to contractors.
  • You will communicate progress and financial updates internally and externally.
  • You will develop the capabilities and performance of the development team to ensure effective program delivery.

SKILLS AND BACKGROUND REQUIREMENTS

  • The Lead Development Manager must have a relevant degree in BSc or Msc in the Built Environment Sector. (RICS/CIOB Chartership desirable)
  • The Lead Development Manager must have a full UK Driving Licence and their own vehicle.
  • The Lead Development Manager must have experience in Healthcare, Carehomes, or relevant sectors.
  • The Lead Development Manager must have construction project management experience on projects of min. £5m value.
  • The Lead Development Manager must have knowledge of Planning, Building Control and CDM Practices.
  • The Lead Development Manager must have experience managing multidisciplinary consultant teams.
  • The Lead Development Manager must have experience dealing with technical submissions, contract negotiations, and budget management. (Understanding of JCT Contracts desirable)
